Important Notes
– The swimming pool is open every year from 01 April to 31 October.
– We provide bed linen, bathroom towels, pool towels and tea towels once for each booking period.
– We would like to point out that the interior of the Masseria ai Pini is a non-smoking location. Smoking is only permitted in the outdoor area. Please pay special attention here in the dry summer months.
– We would also like to expressly point out that the Masseria ai Pini is not suitable for small children due to its historical construction. In particular, the 1st floor, which can be reached via a steep and narrow staircase, the roof terraces and the pool area are not safe.
– Parties of any kind, unauthorised professional film/photo shoots, the use of the fireplace in the kitchen and pets are not permitted.
– The location can be hired for professional film/photo shoots on request.
– Long-term rentals outside the booking season are possible on request.

Reservation and Booking
– Minimum booking in days:
– May (minimum 3 days)
– June (minimum 3 days)
– July (minimum 4 days)
– August, first + last week (minimum 4 days)
– August, Ferragosto (minimum 5 days)
– September (minimum 3 days)
– October (minimum 3 days)

– Confirmation deposit: To confirm your reservation, we ask for a deposit of 50 % of the total amount.
– Final payment: The total amount of 50 % must be received not less than 30 days prior to arrival.
– Promotions: Bookings with a promotion code (discount) are binding and cannot be cancelled.
– Cleaning fee: We charge 250 € per booking period.
– Security deposit: Per booking period we charge 1.000 € at your arrival. It will be returned within 10 days from check-out by bank transfer. Any damage to the property will be deducted from the security deposit.
The payment can be paid by bank transfer or Paypal.
Cancellation policy
– Up to 90 days before arrival refund 100 % of the confirmation deposit.
– From 90 days to 30 days before your arrival the confirmation deposit of 50 % is retained as penalty.
– Less than 30 days before your arrival, no refund of the booking deposit.
